Do you assist international buyers who are not based in the UK or UAE?
Absolutely. A large portion of our clients are international investors. We guide you through the entire process remotely—property selection, viewings, legal checks, payment plans, and completion.

What are the upfront costs to buy a property in the UK?
Typical costs include: Stamp Duty Land Tax (SDLT), solicitor fees, valuation/survey, mortgage arrangement fees (if applicable), exchange deposit (usually 10%). We provide full cost breakdowns for every property.

What are the upfront costs to buy property in Dubai?
Typical costs include: Dubai Land Department (DLD) 4%, Oqood fee (off-plan), admin fee, trustee office fee, agency commission.

Do I need a mortgage pre-approval before viewing or making an offer?
Not mandatory, but highly recommended. In both the UK and Dubai, pre-approval strengthens your buying position and speeds up the transaction.

Can foreigners buy freehold property in Dubai and the UK?
Yes. Dubai: Foreigners can buy freehold property in designated freehold zones. UK: Foreigners can buy without restrictions. UK residency is not required.

Do you work with developers directly?
Yes — we work directly with all major developers in both the UK and Dubai, including Berkeley Group, Ballymore, Regal London, Emaar, Damac, Meraas, and many others.
The benefit for clients is that we get paid by the developer, not by you. This means you pay nothing extra, and you get access to every project through one company instead of speaking to 10 different developers.
Developers will show you only their own projects, but they won’t guide you through: Sales progression, mortgage approvals, handover and snagging, furniture packages, tenant sourcing or rental setup.We manage everything end-to-end with one point of contact — making the entire journey smoother, faster, and stress-free.

What rental yields can I expect in the UK and Dubai?
Dubai: Avg 8–10% on good off-plan and ready units.
London (Prime New-Builds): Typically 3–5%, but capital appreciation is a major driver.
